What cracking clay actually does
Darling Downs black soil is a vertosol: it swells when wet and shrinks hard when dry, and the movement is substantial. Buildings on it are designed for that movement.
A large tree close to a house changes the moisture regime in the soil around the footings — drawing water out through summer, letting it back in when the tree is removed or a wet season arrives. That differential is what cracks cornices and jams doors.
Why removing the tree isn't automatically the fix
This is the part that surprises people. Taking out a large tree that has been drying the soil for thirty years lets that soil rehydrate and swell — which can cause its own movement, sometimes called heave.
It doesn't mean don't remove it. It means the decision is worth taking with advice rather than assuming removal solves a crack. Where a house is already affected, an arborist and a structural engineer are both worth involving.
Paths, driveways and drains
Simpler problems with clearer answers. Surface roots lifting a path can sometimes be pruned back on one side without destabilising the tree — sometimes. It depends which roots and how much of the plate they represent, which is exactly the judgement an arborist is for.
Roots in old clay drains generally mean the drain has already failed; the roots followed the water in, rather than breaking in.
